Client Agreement

Please read these terms carefully. By engaging Mishra Ji Properties for documentation or liaison services, you agree to be bound by this legal agreement.

1. Acceptance of Terms

By accessing the website www.mishrajiproperties.in or engaging our services physically at our office, you ("The Client") agree to strictly adhere to these Terms and Conditions.

If you do not agree with any part of these terms, you must discontinue the use of our services immediately. Mishra Ji Properties reserves the right to modify these terms at any time without prior notice.

2. Scope of Services

Mishra Ji Properties acts as a Private Consultant and Liaison Facilitator. We assist in:

  • Drafting legal documents (Sale Deed, GPA, Will, Relinquishment Deed).
  • Filing applications with DDA (Freehold, Mutation) and MCD (Property Tax Name Change).
  • Assisting in the registration process at the Sub-Registrar's office.

Important Disclaimer: We are NOT a government body. We do not guarantee the outcome of any application, as the final decision lies solely with the concerned Government Authority (DDA/MCD/L&DO).

3. Client Obligations

To ensure successful processing of your file, the Client agrees to:

  • A.Provide 100% genuine and original documents. Submission of fake/forged documents will result in immediate termination of service and reporting to authorities.
  • B.Disclose all material facts regarding the property (e.g., pending litigation, mortgage, or family disputes).
  • C.Attend mandatory physical verifications at DDA/MCD offices when summoned by the officers.

4. Fees & Payments

Consultancy Fee

50% of the consultancy fee is payable in advance to initiate the file work. The remaining 50% is payable upon submission of the file to the authority or as per the agreed milestone.

Government Challans

All official government fees, stamp duties, and challans are to be paid directly by the client. Mishra Ji Properties is not liable for any increase in government rates during the process.

5. Government Timelines

Any timeline provided by us is an estimate based on past experience. Government processes are subject to procedural delays, server downtime, officer availability, or policy changes.

We shall not be held responsible for delays caused by the DDA, MCD, or Sub-Registrar Office.

6. Limitation of Liability

Mishra Ji Properties, its owners, or employees shall not be liable for:

  • Rejection of files due to property non-compliance (e.g., unauthorized construction).
  • Loss of documents during transit via courier/post (though we take utmost care).
  • Any consequential loss or damages arising from delays in property transfer.

7. Governing Law & Jurisdiction

This Agreement shall be governed by the laws of India. Any dispute arising out of or in connection with these terms, including any question regarding its existence, validity, or termination, shall be subject to the exclusive jurisdiction of the Courts in Delhi.
